PAYS FOR REPAIRS? - If you cause the
problem then you do. If it dies by itself, then usually the owner does.
Many owners carry a Home Warranty Policy that protects the appliances, plumbing
and electrical in the property. Here is the excerpt from the Lease Agreement as it pertains to maintenance and repairs: MAINTENANCE LESSEE has inspected the Premises and fixtures (or has had the premises inspected on behalf of LESSEE), and acknowledges that the Premises are in a reasonable and acceptable condition. LESSEE shall be responsible for any repairs necessary to the subject property when such repairs were caused by the misconduct or negligence of the LESSEE, the LESSEES family, pets, licensees, invitees or guests and the LESSEE will be responsible for the entire cost of repair caused by such misconduct or negligence. Said repairs shall be conducted in a manner satisfactory to the LESSOR. Upon LESSEES failure to make such repairs after reasonable notice by LESSOR, LESSOR may cause such repairs to be made and LESSEE shall be liable to LESSOR for any reasonable expense thereby incurred by LESSOR. LESSEE agrees to pay for all repairs, replacements and maintenance caused by his misconduct or negligence of that of his family, pets, licensees and invitees and at LESSOR’s option such charges shall be paid immediately or be regarded as additional rent to be paid no later than the monthly payment date next following such repairs. |
