For the most part we "manage" investment real estate.
We get many owners who have used a company like Century 21 to
begin managing their investment, only later to have that same
office bombard them with suggestions of selling. These offices
typically have a huge sales department and a very small property
management section. They seem to use their property management
services as a leader to obtain properties in which they later
hope to turn into a sale. Many owners don't like this. They
bought the property to hold on to. Maybe they are thinking of
having it to help supplement their retirement income. They don't
want to be continually "updated" on what their property
is worth and what they could get for it if they "SELL NOW".

We are licensed brokers and can market property as well. We
just concentrate on management. When the time is right for our
owners to divest of their property, they will let us know. They
usually have us handle their sales because we are intimately
familiar with the property and they are comfortable with our
service. At times, our owners call and want us to look for more
property to buy.

Another advantage our owners have in using us to sell is that
we only take 2.5% of the total 6.0% commission fee and offer
3.5% to outside brokers to bring a qualified buyer to the table.
That extra half of a percent has a profound effect with agents
as they are showing buyers which properties may be good for
them.
