DO YOUR PROPERTIES
INCLUDE ALL THE APPLIANCES? - No. Some do, some
don't. Again, it depends on the property. Many owners of single
family houses take a wait and see approach to the appliances.
Many times families moving in from out of state bring their
own.

I HAVE MY OWN APPLIANCES,
HOW DOES THAT WORK? - If the property already
has the appliances then a couple of different scenarios could
happen. Usually the tenant likes to see what else is already
there and then decide which appliances they want to use. Assuming
they want to use what is in the property already, then they
either sell or store the appliances they lugged across country.
Otherwise, the owner has same decision as to whether to store
or sell the appliances he already has on the property.

WHO
PAYS FOR REPAIRS? - If you cause the problem
then you do. If it dies by itself, then usually the owner does.
Many owners carry a Home Warranty Policy that protects the appliances,
plumbing and electrical in the property.
Here is the excerpt from the Lease Agreement
as it pertains to maintenance and repairs:
MAINTENANCE
LESSEE has inspected the Premises and fixtures and acknowledges that the Premises are in a reasonable and acceptable condition.
LESSEE shall report to the LESSOR any defect or natural wear pertaining to plumbing, wiring or workmanship on the premises at once. LESSEE shall be responsible for any repairs necessary to the subject property when such repairs were caused by the misconduct or negligence of the LESSEE, the LESSEE'S family, pets, licensees, invitees or guests and the LESSEE will be responsible for the entire cost of repair caused by such misconduct or negligence. Said repairs shall be conducted in a manner satisfactory to the LESSOR. Upon LESSEE'S failure to make such repairs after reasonable notice by LESSOR, LESSOR may cause such repairs to be made and LESSEE shall be liable to LESSOR for any reasonable expense thereby incurred by LESSOR. LESSEE agrees to pay for all repairs, replacements and maintenance caused by his misconduct or negligence of that of his family, pets, licensees and invitees and at LESSOR'S option such charges shall be paid immediately or be regarded as additional rent to be paid no later than the monthly payment date next following such repairs.
LESSEE is responsible for and agrees to pay for any damage done by wind or rain caused by leaving windows open and/or by overflow of water, or stoppage of waste pipes, or any other damage to appliances, carpeting or the building in general that is due to the acts of the LESSEE or a guest.
LESSEE shall further keep the dwelling in a clean and sanitary condition and shall otherwise comply with all state and local laws requiring tenants to maintain rented premises. Any stoppages in kitchen, toilets, showers, sinks, and bathtubs will be the LESSEE'S responsibility. The LESSEE will contact a reputable company and/or bonded maintenance person to clear clogged plumbing and drains and pay for these repairs at his own expense.
LESSEE agrees to change filters in the heating and air conditioning systems at least once every two months, at LESSEE'S own expense. LESSOR agrees to maintain the heating and air-conditioning systems and to provide for major repairs not caused by LESSEE. However, any repairs to the heating or cooling system caused by dirty filters due to tenant neglect will be the responsibility of the LESSEE. At no time shall the thermostat for the air conditioning be set lower than 70 degrees F. Setting the thermostat lower than the prescribed temperature can cause the air conditioner to freeze and render it unable to work, risking serious damage to the unit. If the unit freezes and quits working due to a temperature setting that is too low, the LESSEE shall be responsible to arrange and pay for repairs incurred to fix or replace the unit.
LESSEE agrees to water lawns, shrubs, trees and common areas around their property and keep the area free of trash or miscellaneous items. He/she agrees to maintain same, keep grass mowed, and trees trimmed unless an outside maintenance company is provided. If the LESSEE fails to maintain the landscaping or exterior grounds in a satisfactory manner, LESSOR may have the landscaping maintained by a contractor, if LESSEE does not and it is LESSEE'S responsibility, and charge LESSEE with the actual cost at the time when LESSEE'S rent is due.
LESSEE further agrees and understands that all minor repairs such as but not limited to: replacement of light bulbs, broken blinds, damaged drapes, broken water faucets, broken handles, door bell ringers, garage door openers, screen doors, missing keys, broken outlet covers, fuses, light switches, plugs, etc. will be repaired at LESSEE'S expense. LESSEE shall bear responsibility for all glass and screen replacement, regardless of cause of damage.
Within thirty (30) days of occupancy, if the premises has bugs, LESSOR, at LESSEE'S request, will arrange for and pay for the initial pest control spraying. LESSEE agrees to pay for any follow-up, additional, or monthly spraying thereafter. LESSEE understands and agrees that if LESSOR is notified after the thirty (30) day time frame that said bugs (including bedbugs) are a result of tenant's activity and all spraying or insect extermination are the responsibility of the LESSEE at LESSEE'S expense.
If the property has been freshly painted _______ (yes) ______ (no) LESSEE will be responsible for any nail holes or excessive dirt or smudges that will require repainting.
LESSEE agrees to maintain water level in pool even if outside pool maintenance is provided. If outside pool maintenance is not provided, LESSEE also agrees to sweep, clean and keep pool in good condition. If LESSEE fails to maintain the pool in a satisfactory manner LESSOR may have the pool maintained by a Licensed Pool Service and charge LESSEE with the actual cost. Said costs will become a part of the next monthly rent.
